The lawyer we work with is of Argentinian origin who speaks perfect Dutch and knows all the Spanish legal aspects with an office in Spain necessary to guide the property past all parties at the right pace.

 

 

3. PA (personal assistant)

A permanent lady who supports Ibiza Restyling in quite a lot of matters. Dutch-speaking who speaks more than perfect Spanish. Important in meetings where details are worked out.

 

 

4. Architect.

This involves looking at which architect best suits the ideas intended for the house and whether this fits into the plan to be worked out.

 

 

5.  Garden architect.

What is the potential, what investment is needed to restyle the property and have it ready for use or for sale. In case of sale, the return the property will generate is considered. If the property comes to a positive whole in the Quick Scan, it will be presented to the investor(s). The investor is presented with the property and the details for the investment are further developed and discussed.

Ibiza Restyling is in background contact with a second estate agent to discuss the project and provide a valuation after the project will be completed. This is purely based on the contents of the property in the state as it is and the explanation given for the plan being implemented. The indication of the sales value given is a comparison with the value given to it by Ibiza Restyling itself and the sales agent. This indication is important in order to reflect your return, which you must present to the investor.

 

Once the investor has received all the details of the investment and has decided to buy the property, Ibiza Restyling will make this known to the estate agent and the best price for the property will be arrived at through proper negotiation.

 

Ibiza Restyling and the investor have one objective together: to achieve maximum return between purchase, restyling and sale. Ibiza Restyling is therefore always focused on results.

 

There may be some time between purchase and handover, and in the meantime, preparations continue. Architects are selected and put to work, planning permission is reviewed and then applied for, the contractor is selected and starts pricing. The kitchen procurement (tiles, sanitary ware, paint, natural stone, fencing, garden accessories) is worked out and sourced by Ibiza Restyling. When the renovation of the property is about to start, everything is ready to ensure the construction process goes as smoothly as possible.

During the renovation, Ibiza Restyling is regularly present to direct matters, ensure quality and closely monitor the processes. During the process, the real estate agent is informed regularly so that he or she has an experience of the property and knows what the status is. The real estate agent receives requests throughout the year and then it is important that this property is under the spotlight.
